For any applicants who submit all the above information on your tour day,
We will waive the $16.00 per adult application fee, PLUS give you $50 upon approval!

For faster, often same-day application processing, please either email us the following items or bring them to your tour appointment.:

• Valid photo ID for all household members 18 and older
• Income Verification for all household members as applicable:
  • Employment Provide the four most recent, consecutive pay stubs for all employed members. We also need contact information for your employer, including the company name, address, HR or supervisor's email address, along with the telephone and fax numbers.
  • Benefits Current award letter(s) for all members receiving benefits. The date on the award letter must be within 120 days of your rental application date, or an updated letter will be required. This includes Social Security, Social Security Disability, VA, retirement/pensions, Families First (TANF), unemployment, and more.
  • Child Support We need a printout of the last 12 months of child support payments, along with the child support court order case number.
  • If divorced or legally separated, we need a copy of the divorce decree or the legal separation court order.
  • Self-employment and/or GIG income (Etsy, Uber, 1099 income) The most recent two years of tax returns for established self-employment and/or GIG work. If self-employed for less than two years, provide detailed income and expense records (such as payment statements or receipts) from the start of self-employment to the present.
• Landlords' contact information from the past 12 months: We will verify the most recent year of rental history and need all landlord contact details for this period, including name, address, email, phone number, and fax number.
• If you have an MDHA housing choice voucher, please provide a copy of the voucher.
